  • If your existing loan has a redraw facility and you have been making extra repayments, you may be able to draw on these additional funds.
  • If you have equity in your current home and you can mage extra repayments, you may be able to increase the amount of your existing loan.

The right financing option for your renovation will depend on your personal circumstances.  The scale of your renovation will also be a factor to consider.

A building/construction loan is appropriate for larger renovation and new building projects.  Unlike a regular loan, the money available through a construction loan is drawn down following pre-determined stages of the build. An inspection of the property is usually done by the lender at each stage before the funds become available.

When applying for a construction loan, you need to have a building contract, plans and builder finalised.

If you are renovating, this will depend on the nature of your renovation.

If your renovation is more complex or if you are building, there are usually more steps involved in applying for a loan and additional documents you need to provide including a signed building contract, details of your builder and final building plans.
